Lexington October sales top out at $4 million as trust transfers dominate volume

Lexington recorded 19 property transfers in October, but only 11 carried a market sale price, ranging from $600,000 to $4 million with a median of $1,915,000. The month's top sale was 4 Percy Road, which sold for $4 million on Oct. 9 to Nikhil Agarwal and Abhaya Pothina. Eight additional transfers were nominal-consideration transactions, mostly moving properties into trusts held by the same owner rather than true sales. Marrett Road saw two sales, including the second-highest transaction of the month at $3,300,000. With a moderate count of priced sales and a wide price spread, the data alone does not point to a clearly tilted buyer's or seller's market this period.
