Lexington sales span $630,000 to $3.9 million as trust transfers make up a third of recorded deeds

The South Middlesex Registry recorded 20 Lexington property transfers between Aug. 14 and Sept. 12. Of 13 sales with disclosed prices, values ranged from $630,000 to $3,910,500, with a median of $1.5 million. The period's top sale was 6 Juniper Place at $3,910,500. Hill, Bedford and Maple streets each saw two recorded transfers. Six of the seven deeds without a disclosed price were conveyances from an individual to a trust in that same person's name, a pattern typical of estate planning rather than a market sale. Deed data alone does not indicate whether current conditions favor buyers or sellers.
