LEXINGTON — The Lexington Planning Board spent over two hours debating six proposed changes to the town's Special Residential Development zoning bylaw, taking no vote. Vice Chair Melanie Thompson questioned whether shrinking the average unit size from 2,250 to 2,000 square feet would hurt marketability, citing a nearby house that sold for roughly $2.1 million at 3,400 square feet. Clerk Tina McBride said the reduction could save homebuyers "over $100,000." Member Michael Schombacher warned the board is "locked in" to townhouses and flats under current site-coverage rules.
The board separately voted 5-0 to endorse an approval-not-required lot combination at 5 and 7 Spring Street tied to applicant John Asarian's project, and voted 5-0 to approve its October 7 minutes. Staff said warrant article language for the SRD changes is due by the board's December 9 meeting, ahead of public hearings in February and March before spring 2027 Annual Town Meeting.
