Lexington Planning Board Unanimously Approves 331 Concord Ave. Redesign, Four Subdivision Plans

LEXINGTON — October 8, 2025 — Lexington Planning Board unanimously approves modified site plan for 187-unit Concord Avenue development and three subdivision preservation plans. The board voted 5-0 at its October 8 meeting to accept a minor modification to the site plan for 329-331 Concord Avenue, a mixed-use project by Cabot, Cabot & Forbes originally approved under the MBTA Communities Village Overlay District in November 2024. The revision reduces the unit count from 200 to 187 and affordable units from 30 to 28, while raising average unit size from 888 to 955 net rentable square feet; attorney Quinlan Lock cited market demand for larger units as the primary driver. Board member Tina McBride called the 29-unit reduction in one-bedrooms "concerning" given the project's original goal of housing working professionals, while member Charles Hornig said the revised bedroom mix "is exactly in the middle" of the ten MBTA Communities projects the board has already approved. The board also unanimously approved definitive subdivision plans for 3 McGuire Road, 10 McGuire Road, and 11 Larchmont Lane — all filed to freeze 2024 zoning rights rather than to immediately build — and continued a public hearing on new subdivision road-setback regulations to October 22.
