LEXINGTON — The Lexington Affordable Housing Trust reviewed revised Community Preservation Act funding charts and raised concerns that proposed Planning Board zoning amendments could shrink affordable housing production under the town's Special Residential Development bylaw. Trust member Mark Lewis corrected a spreadsheet error that had inflated projected funding needs to roughly $40 million, revealing shortfalls of about $1 million in fiscal 2028, $3.4 million combined in fiscal 2029-2030, and $4.3 million in fiscal 2031 against a flat $3.2 million annual funding assumption. Bob Pressman warned the trust needs to better justify its growing fund balance to the Community Preservation Committee, saying "people who might be on the fence" need to see likely future expenditures.
Trust member Bill, presenting the town's cultural and historic resources survey, argued proposed demolition-delay and preservation rules were "very odd" for overriding a longstanding bylaw "for one zoning district." Trustees agreed informally to draft a letter to the Planning Board ahead of its October 7 meeting outlining concerns about reduced floor area, increased preservation costs, and reduced SRD viability. The trust took no votes on substantive matters, approving only a motion to adjourn.
