Lexington Home Prices Reach $1.175 Million Median as Two Sales Top $2 Million

LEXINGTON -- Two sales above $2 million anchored deed activity in Lexington during a four-week stretch in late June and early July 2026, while seven of 12 priced transactions exceeded $1 million and the overall median settled at $1,175,000.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 20 transfers in Lexington from June 12 through July 11, 2026, with 12 carrying a disclosed sale price. Among those 12 transactions, prices ranged from $140,000 to $2,350,000 and produced a median of $1,175,000. The remaining eight transfers were recorded at no stated consideration; in each case, deed records show the same individuals or closely related names on both the grantor and grantee lines, consistent with conveyances into or out of personal revocable trusts. The 20-transfer count represents a moderate pace of recorded activity for a single month.

TOP SALES

The highest recorded sale of the period was 20 Common Ct, Unit 3, which changed hands June 17 for $2,350,000. Connor and Erika Shorten purchased the condominium from Fairland Commons LLC.

On June 15, Yan Erfu and Zhai Tingting paid $2,160,000 for 9 Holton Rd, acquiring the property from the Steer Trust, of which Josna Adusumilli served as trustee.

A June 17 transaction at 6 Freemont St recorded at $1,475,000. Lucas Peter Meyer Braun and Karla Marisol Caceres Gutierrez purchased the home from Joshua B. Brand and Cheryl Keenan.

Warren Stuart Goldstein paid $1,350,000 for 20 York St on June 15, buying from Leland J. Hepler and Catherine Harnist.

Rounding out the top five, 367 Waltham St, Unit 5, sold June 12 for $1,310,000; Filipe J. Oliveira purchased the condominium from Zhu Guorong.

NEIGHBORHOOD BREAKDOWN

Waltham Street produced two recorded transfers during the period. The disclosed-price sale at 367 Waltham St, Unit 5, closed at $1,310,000. A second transfer at 446 Waltham St was recorded at no disclosed consideration; deed records indicate a conveyance into a living trust.

Sales above $1 million were distributed across Common Court, Holton Road, Freemont Street, York Street, Waltham Street, Rear Maple Street, and Potter Pond, with prices in that tier spanning $1,050,000 to $2,350,000 and accounting for seven of the 12 disclosed transactions.

Three sales fell in the $500,000-to-$1 million range: 19 Sherman St, Unit 2, at $705,000; 63 Westview St at $900,000; and 77 Ward St at $970,000.

The two lowest disclosed transactions diverged notably from the broader residential pattern. A Lexington property recorded without a complete street address in the deed data carried a $270,000 consideration; address-level analysis of that transfer is not possible from available records. The unit at 33 Bedford St, Unit 19B, sold for $140,000 to Center for Hope and Resiliency Counseling LLC, suggesting a non-residential end use.

MARKET NOTES

Three of the 12 priced sales involved LLC or corporate buyers. Homes Development Corp paid $970,000 for 77 Ward St, acquiring the property from the Casello Irrevocable Trust. Grand Central Suites LLC purchased 25 Rear Maple St for $1,300,000 from a trustee. Center for Hope and Resiliency Counseling LLC acquired 33 Bedford St, Unit 19B, for $140,000. The presence of three non-individual buyers at widely different price points suggests a mix of investor and potential commercial activity within this period's transfer set.

Condominium and unit designations appeared on seven of the 20 recorded transfers. Deed records alone do not distinguish property types for the remaining 13 transfers, but the unit count points to a meaningful share of the period's activity occurring in multi-unit buildings.
