Lexington Home Sales Top $2.85 Million As Median Reaches $1.88 Million

LEXINGTON -- Twenty property deeds were recorded in Lexington over the past month, with the priciest sale reaching $2.85 million on Adams Street and nine of the 20 transactions moving property within families or into trusts held by the same individuals.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 20 property transfers in Lexington between June 19 and July 18. Of those, 11 deeds disclosed a sale price, ranging from $905,000 for a condominium unit on Fifer Lane to $2.85 million for a single-family home on Adams Street. The median sale price among the 11 disclosed transactions was $1.88 million. The remaining nine deeds did not state a consideration amount; based on the buyer and seller names on those records, most represent transfers within a family or into a trust held by the same person who previously owned the property. With 20 deeds recorded in a single month, the period shows a meaningful volume of recorded activity, though the data provides no prior-month or prior-year figures for comparison.

The month's highest-priced sale was 132 Adams Street, which sold for $2.85 million on June 26. The seller was James C. Barr, trustee, and West View Realty Trust; the buyers were Aanchal Gupta and Neeraj Mahajan. Second was 18 Robinson Road, which sold for $2.8 million on June 24; the seller was North Shore Residential Development Inc., and the buyers were Lejla Hadzikadic Gusic and Said Gusic. Third was 16 Hastings Road, which sold for $2,705,000 on June 29; sellers Hongkun Park and Jina Kim sold to Geoffrey P. Wright, trustee of the Geoffrey P. Wright Revocable Trust. Fourth was 29 Bridge Street, which sold for $2.45 million on June 22; sellers Xiaowen Yu and Yinghua Zhu sold to a buyer listed as Ching. Fifth was 31 Woodland Road, which sold for $1,915,000 on June 23; sellers Theodoros Kokkinias and Anastasia Stagianou sold to Xuechao Liu and Weijun Hu.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so transactions are grouped by price tier instead. Four sales topped $2 million: Adams Street ($2.85 million), Robinson Road ($2.8 million), Hastings Road ($2,705,000) and Bridge Street ($2.45 million). Six disclosed sales fell between $1 million and $2 million: Woodland Road ($1,915,000), Stetson Street ($1.88 million), Hill Street ($1.75 million), Blossomcrest Road ($1.45 million), Grant Place ($1,352,000) and Fletcher Avenue ($1.33 million). One disclosed sale fell between $500,000 and $1 million: a Fifer Lane condominium unit at $905,000. The remaining nine sales, spanning April Lane, Bennington Road, Carville Avenue, Hayward Avenue, Common Court, Tarbell Avenue, Locke Lane, Bedford Street and Emerson Garden, did not disclose a price.

Nine of the 20 recorded deeds, or nearly half, involved a buyer and seller sharing the same family name, or a transfer of property into a trust held by the same individual who previously owned it. Examples include 9 Locke Lane, where Karl Hsu and Stephanie Hsu transferred the property to Karl Hsu, trustee, and Stephanie Hsu, trustee; and 195 Bedford Street, where Amit Kumar and Pooja Chugh transferred the property to Amit Kumar, trustee, and Pooja Chugh, trustee. None of these nine same-family or trust transfers disclosed a sale price. Five of the 20 transactions were condominium units — on April Lane, Fifer Lane, Common Court, Bedford Street and Emerson Garden — while the remaining 15 were single-family homes. One sale, 18 Robinson Road, involved a corporate seller, North Shore Residential Development Inc., rather than an individual owner. Deed records did not include square footage or bedroom and bathroom counts, so no price-per-square-foot comparison is possible for this period.
